How to Analyze Co-Living Markets in PadPulse

Overview

The Market Research section in PadPulse helps you evaluate and compare co-living markets using data pulled directly from PadSplit. You can analyze city-level performance, review market trends, compare cities, and identify potential investment opportunities using Buybox reports.



Accessing Market Research

Navigate to the Market Research section to view all available cities. Cities can be sorted using various market metrics depending on your investment goals.
A guide is available at the top of the page explaining how each metric is calculated.
Available data includes:

  • Active rooms
  • Search-to-room ratio
  • Growth rate
  • Occupancy
  • Additional market metrics pulled directly from PadSplit


Reviewing City Rankings

Cities are ranked based on the metric you select.
For example:

  • When viewing occupancy, cities are ranked from highest to lowest occupancy.
  • Highlighted metrics indicate categories where a city ranks #1 compared to other markets.

This allows you to quickly identify the strongest-performing markets based on your preferred criteria.



Viewing a City's Details

Click on any city to open its detailed market view.
The city details page includes:

  • Key market performance metrics
  • Market trends
  • Market analysis reports
  • Buybox search access
  • Google Trends data (when available)


From a city's detailed view, select Find Properties for Your Buybox.
This opens a Buybox report for the selected market.
Before running a Buybox search, make sure the following have been configured:

  • Buybox Settings
  • Underwriting Defaults

If these settings have not been completed, PadPulse will display an error and direct you to the required setup pages.


Using Market Analysis Reports

Each city includes a monthly-generated Market Analysis report.
These reports provide:

  • A summary of recent market performance
  • Comparisons against previous months
  • Analysis of co-living conditions within the city
  • Detailed market insights based on available data

Depending on your account type, you may also be able to ask follow-up analysis questions directly within the report.



The Trends section displays historical market performance over time.
You can review changes in metrics such as:

  • Occupancy
  • Days to first booking
  • Monthly searches
  • Other city-level performance indicators

Trend data is updated monthly and helps identify improving or declining market conditions.



The Google Trends section overlays Google search data with PadSplit market data.
When available, this provides additional insight into search demand for terms related to room rentals and co-living.



Note

Google Trends data is not available for every city.
If Google Trends cannot provide city-level data, PadPulse may display an error message. This is a limitation of Google Trends and not a PadPulse issue.



Comparing Multiple Cities


Select Compare Cities to analyze multiple markets side by side.
You can:

  • Filter cities by room count
  • Select specific cities to compare
  • View trends across multiple markets simultaneously


Comparison data includes:

  • Search-to-room ratio
  • Active units
  • Upcoming units
  • Shared rates
  • Other market performance metrics


This feature helps identify trends and evaluate potential markets before making investment decisions.


Viewing Data in PadSplit

Throughout the Market Research section, a View on PadSplit button is available.
Selecting this option opens the corresponding PadSplit Market Insights page for the selected city.


Additional Notes

  • Market Research reports are currently generated at the city level.
  • Zip code-level analysis is available during underwriting workflows.
  • Trend and market analysis data are updated monthly.
  • Feedback, questions, and bug reports can be submitted through the support widget in the lower-right corner of the platform.
