PadPulse Acquisitions - Explainer Video

Overview

The Acquisitions section helps you manage properties throughout the acquisition process. You can create new acquisitions, upload purchase contracts, track milestones, store acquisition documents, and move properties through each stage until closing.
Once a property closes, it can be transferred directly into the Renovations or Active Property workflow.



Accessing the Acquisitions Page

Navigate to the Acquisitions section to view your current acquisitions.
You can choose between two views:

  • Board View (Kanban) – Drag and drop properties between acquisition stages.
  • List View – View acquisitions in a traditional list format.


You can also search acquisitions by:

  • Property address
  • Acquisition status


Create a New Acquisition

There are several ways to create a new acquisition.


Option 1: From Underwriting

If you have already completed an underwriting analysis, select the property from your underwriting pipeline to create a new acquisition.
This method automatically carries over available underwriting data.


Option 2: Enter a Property Address

  1. Select New Acquisition.
  2. Enter the property address.
  3. Create the acquisition record.


Option 3: Upload and Extract a Purchase Contract

If you already have a signed purchase contract:

  1. Select Upload and Extract Contract.
  2. Upload the contract document.
  3. Wait while PadPulse extracts the contract information.
  4. Review the extracted details.
  5. Select Create Acquisition.

The acquisition will automatically be created using the extracted contract data.



Manage Acquisition Stages

Each acquisition moves through a series of workflow stages designed to help you stay on top of important deadlines.
Typical stages include:

  • Under Contract
  • Due Diligence
  • Appraisal
  • Clear to Close
  • Closing

You can move properties between stages as work is completed.
If an acquisition was created before completing underwriting, you can move it back to the Underwriting stage to complete the missing information.



Upload and Manage Documents

Acquisition documents can be uploaded directly to the property record.
Examples include:

  • Purchase contracts
  • Inspection reports
  • Appraisal documents
  • Loan documents
  • Other supporting files

Uploaded documents remain attached to the acquisition and are also stored in the property's Documents section for future reference.



Edit Acquisition Details

You can update acquisition information at any time.
Editable fields include:

  • Loan type
  • Purchasing entity
  • Expected interest rate
  • Lender
  • Mortgage broker
  • Additional acquisition details

Some fields, such as the lender, are required before moving to the closing stage.



Track Deadlines

The Acquisitions dashboard tracks important dates throughout the acquisition process.
If an important deadline becomes overdue, PadPulse highlights the acquisition so it can be addressed promptly.
The dashboard also displays the current acquisition stage for each property.



Close an Acquisition

Once all acquisition requirements have been completed:

  1. Move the acquisition to Closing.
  2. Complete the required closing information.
  3. Select Move to Close.

PadPulse will then prompt you to choose the property's next workflow.


Move the Property to the Next Workflow

After closing, you can choose where the property should go next.
Available options include:

  • Renovations – Recommended for most co-living properties that require preparation before becoming operational.
  • Active Property – For properties that are ready to begin operations immediately.

Selecting Renovations automatically moves the property into the Renovations section, where you can continue the onboarding and renovation process.


Important Notes

  • Acquisitions can be created from Underwriting, by entering an address, or by uploading a purchase contract.
  • Contract extraction automatically populates available acquisition information.
  • Acquisition documents are stored with both the acquisition and the property's Documents section.
  • The dashboard highlights overdue acquisition deadlines.
  • Lender information is required before completing the closing process.
  • After closing, properties can be moved directly into Renovations or Active Properties.
