How to Create a PadPulse Sale Listing

Overview

The Sell feature allows property owners to list properties from their portfolio for sale through the PadPulse Marketplace. Listings can be created, managed, and updated directly within the platform, making it easy to connect with potential buyers.



Creating a New Sale Listing

  1. Navigate to Acquire > Sell.
  2. Select New Listing.
  3. Choose a property from your existing portfolio.
  4. Enter the following listing details:
    • Asking price
    • Property description
    • Seller name (optional)
  5. Review the property photos that are automatically pulled from the property record.
  6. Select which photos you would like displayed in the listing.
  7. Set the listing status:
    • Active
    • Under Contract
    • Sold
  8. Save the listing.


Managing Your Listing

Once created, your listing will appear in the Sell section.
From the listing page, you can:

  • Edit listing details
  • Update listing status
  • Review the property description
  • View property information
  • Review financial snapshots
  • Access business-related details associated with the property


Managing Buyer Inquiries

Interested buyers can view your property from the Marketplace and submit inquiries.
Buyer inquiries can be accessed from:

  • The listing itself
  • My Inquiries
  • Connections

All inquiries are handled through a two-way chat system, allowing direct communication between buyers and sellers.



Transaction Support

PadPulse charges a transaction processing fee for marketplace transactions.
When a property sale moves forward, PadPulse can connect buyers and sellers with:

  • An affiliated title company
  • A transaction coordinator

These partners assist with completing the transaction process.



Property Data Transfer

When a property is transferred to a new owner through PadPulse:

  • Property information can be transferred to the buyer's PadPulse account.
  • Messages, members, and other property-related data can transfer automatically.
  • Sellers can choose which information should not be transferred for privacy reasons.


Important Notes

  • Only properties currently in your PadPulse portfolio can be listed for sale.
  • Property photos are automatically imported from the property record.
  • Listing statuses can be updated at any time.
  • Buyer communications are available through both the listing and the Connections section.
  • Sellers have control over what information is transferred to the new owner.
