A note on plan tiers: Some sidebar items in this FAQ (Marketing, Supplies, Devices, and others) are gated behind the Professional plan. If a menu path described below isn't visible in your sidebar, check Billing to confirm your plan includes that feature.

1. Getting Started

Q: I just signed up — where should I start?

Open Dashboard in the sidebar to confirm your account is live, then click Properties in the sidebar and click Add Property to register your first address. Once a property exists you can create rooms, invite team members, and connect devices in any order.

Q: Do I have to use every section in the sidebar?

No. The sidebar is organized as a full lifecycle (research → acquire → launch → operate), but you only need the sections that match where you are today. If your properties are already operating, you can skip the *Pipeline

How to Use the Underwriting Page to Set Defaults and Generate Property Underwriting in PadPulse

Overview

The Underwriting page allows you to evaluate potential property acquisitions by applying your investment assumptions, estimating renovation costs, analyzing projected income, and generating detailed underwriting reports. Before underwriting properties, you should configure your underwriting defaults to match your investment strategy.

Configure Your Underwriting Defaults

Navigate to the Underwriting section and review your default assumptions. PadPulse provides default values that can be adjusted based on your investment criteria. Available default settings include:

Financing Assumptions

Financing terms
Cash assumptions
Property assumptions

Management Fees

Management fees can be configured as either:

A percentage of revenue
A flat monthly fee

Utility Assumptions

Utilities can be configured using default values. For example:

Electricity costs are calculated on a per-room basis and scale automatically based on bedroom count.

Remodeling and CapEx Assumptions

Configure default renovation costs for:

Additional bedrooms
Additional bathrooms
Kitchens
Other property improvements

You can also configure:

Additional rehab costs as a percentage of purchase price
Fixed rehab amounts
Renovation buffers and contingency costs

Required Fields

PadPulse will notify you if required underwriting fields are missing.

# PadPulse Vendor FAQ

What is PadPulse?

PadPulse is a property management platform used by co-living hosts to coordinate maintenance, turnover cleaning, inspections, and other property work. When a host on PadPulse invites you as a vendor, you get access to this portal to manage your jobs with them.

How are jobs assigned to me?

A host creates a task and assigns it to you. You'll receive an SMS or email notification (based on your Profile → Notification Preferences). Open the portal, find the task in the Tasks tab, review the details, and accept it to confirm the job.

How do I accept and complete a task?

Go to the Tasks tab and tap the task card. Review the property address, instructions, and any attachments. Tap Accept to confirm the job. When the work is done, update the status to In Progress or Completed. You can also chat with the host directly from the task detail view.

How does payment work?

Hosts pay you through the PadPulse platform. To receive payments, connect your Stripe account under the Pay tab. Once connected, PadPulse will transfer your earnings (minus the 3% platform fee) to your Stripe account. You can choose standard (2–5 business days) or instant payout if your debit card supports it.

What is the 3% platform fee?

PadPulse charges a 3% fee on each side of the transaction. The host pays the job amount plus 3%, and you receive the job amount minus 3%. This fee covers payment processing, platform operations, and dispute

Trash Service: Curb to Curb Overview

Overview

The Trash Service feature integrates with Crew Home to provide curb-to-curb trash collection services for your properties. Crew Home services thousands of properties across the United States by moving trash cans to the curb before collection, documenting the service with photos, and returning the cans after pickup. You can enroll properties in recurring service or submit one-time, on-demand pickup requests directly through PadPulse.

View Service Coverage

Before enrolling a property, verify that it is located within the service area. To check coverage:

Navigate to Trash Service.
Select Coverage Map.
Review whether your property falls within the supported service area. If a property is outside the service area, PadPulse will prevent enrollment and on-demand service requests.

Enroll a Property in Recurring Service

To enroll a property:

Navigate to Enrollments.
Select Enroll Property.
Choose the property.
Enter the property's regular trash collection day.
Specify the number of trash cans.
If applicable, add a second weekly pickup (such as recycling or an additional collection day).
Confirm the enrollment. Crew Home automatically adjusts pickup schedules for holidays, so no manual changes are required.

Service Pricing

Recurring service is billed monthly. Current pricing includes:

The Dashboard is the main landing page in PadPulse and provides a centralized view of your portfolio, daily operations, and outstanding tasks. It displays key performance indicators (KPIs), recent activity, reminders, and shortcuts to the areas of the platform that require your attention. The dashboard is fully customizable, allowing you to rearrange, resize, or hide widgets to match your workflow.

Dashboard Guides

Every page in PadPulse includes a built-in Guide to help explain that section of the platform. Additionally:

Most pages include a walkthrough video.
A blue video icon indicates a walkthrough is available.
A gray video icon indicates a walkthrough is planned but has not yet been published. These resources are especially helpful for new users learning the platform.

Portfolio KPIs

The top of the dashboard displays key performance indicators (KPIs) for your portfolio. Depending on your account and subscription, these may include:

Occupancy
Room statistics
Portfolio summaries These KPIs provide a quick snapshot of your business without navigating to individual modules.

Team Inbox

The Team Inbox displays incoming communications that require attention. From the dashboard, you can:

View new messages.
Open conversations directly.
Assign messages to team members.

Booking Request Branding & Settings

Overview

The Booking Requests feature allows you to create fully customizable application forms for prospective residents. You can build reusable templates, customize branding, configure conditional questions, organize forms into multiple pages, and automate delivery using Messaging Rules. Submitted booking requests are collected in one location, where they can be reviewed, approved, or rejected.

Access the Booking Requests Page

Navigate to Booking Requests. The page includes two primary sections:

Templates – Create and manage booking request forms.
Submissions – Review completed applications submitted by prospective residents.

Create a Booking Request Template

To create a new template:

Navigate to the Templates tab.
Select New Template.
Choose to start from a default template or create one from scratch.
Add, edit, or remove fields as needed.
Save the template. The default template provides a comprehensive starting point, but you can simplify it by removing any questions you don't need.

Configure Conditional Questions

Templates support conditional logic, allowing questions to appear only when specific conditions are met. For example, you can:

Display a question only after a previous response.
Require additional information based on an applicant's answer.
Combine multiple conditions to control when a field is shown. This helps create shorter, more relevant application forms.
