Pricing Models Explained and Room Recommendations

Overview

The Pricing Model feature helps you automate room pricing across your portfolio by applying configurable pricing strategies. Instead of manually updating room prices, you can assign pricing models that automatically adjust rates over time based on vacancy, occupancy, and other configurable factors.
PadPulse includes several default pricing models, and you can create your own to match your leasing strategy.



Access the Pricing Page

Navigate to Pricing to view your available rooms and pricing models.
By default, the page displays:

  • Vacant rooms
  • Active rooms (inactive rooms are excluded)
  • Rooms without pending booking requests

If the number of vacant rooms appears different than expected, some rooms may have pending booking requests, preventing them from appearing in the default view.



Default Pricing Models

New accounts include predefined pricing models such as:

  • Rapid Fill
  • Maximize Profit


You can also:

  • Edit an existing model
  • Duplicate a model
  • Create a new pricing model from scratch

This allows you to customize pricing strategies for different property types or room categories.



Configure a Pricing Model

Each pricing model includes several configurable settings that determine how room prices are adjusted over time.
Common settings include:



Base Price Adjustment

Each room begins with PadPulse's recommended base price.
You can configure the pricing model to:

  • Increase the base price
  • Decrease the base price
  • Leave the base price unchanged

For example, an aggressive leasing strategy may start below the recommended price to increase occupancy more quickly.



Price Change Schedule

Pricing models can automatically adjust prices over time.
You can configure:

  • The starting adjustment
  • How much the price changes
  • How frequently adjustments occur (such as every 24 hours)

This helps automate gradual price increases or decreases while a room remains vacant.



Promotional Pricing

You can configure promotional pricing within a model.
Settings include:

  • Promotional rate
  • Promotion duration

Promotions can be automatically applied according to the pricing model.



End-of-Month Adjustment

Pricing models support end-of-month adjustments.
This adjustment can be either:

  • Positive
  • Negative

This feature helps account for seasonal or month-end leasing strategies.



Vacancy Adjustment

You can configure additional pricing changes when a room has remained vacant for a specified period.
For example:

  • Increase discounts after a room has been vacant for more than a defined number of days.
  • Shift pricing thresholds to encourage faster occupancy.


Occupancy Adjustment

Pricing models can also adjust prices based on property occupancy.
This allows pricing behavior to change automatically as occupancy increases or decreases.



Move-In Fees

Each pricing model allows you to configure:

  • Standard move-in fees
  • Waived move-in fees

These settings become part of the pricing strategy assigned to a room.



Assign Pricing Models

Different pricing models can be assigned to different rooms within the same property.
For example:

  • Premium rooms may use a Maximize Profit model.
  • Standard rooms may use Rapid Fill.
  • Harder-to-fill rooms may use a more aggressive pricing model.

This provides greater flexibility when optimizing occupancy and revenue.



View Room Pricing

The room list displays pricing information for each room, including:

  • Recommended base price
  • Current price
  • Minimum price
  • Maximum price
  • Promotional pricing
  • Next scheduled price
  • Pricing activity history

This allows you to see how the selected pricing model affects each room.



View All Rooms

To display every room across your portfolio:

  1. Select View All Rooms.
  2. Review both occupied and vacant rooms.

You can filter the results by:

  • Property
  • Room status
  • Bathroom type
  • Assigned pricing model



Pricing Suggestions

PadPulse sends a daily pricing suggestion email summarizing recent and upcoming price adjustments.
The email includes:

  • Rooms adjusted the previous day
  • Rooms scheduled for adjustment the following day

Selecting a suggestion opens the Pricing page, where you can review or cancel individual pricing recommendations if desired.



Model Simulator (Coming Soon)

A future Pricing Model Simulator will allow users to:

  • Select a property and room
  • Preview how a pricing model will affect pricing over several days
  • Test pricing strategies before applying them

Note: This feature is planned and may not yet be available.



Important Notes

  • New accounts include default pricing models such as Rapid Fill and Maximize Profit.
  • Pricing models are fully customizable and can be duplicated or edited.
  • Different pricing models can be assigned to different rooms within the same property.
  • Automated pricing adjustments can be based on vacancy duration, occupancy, promotional pricing, and other configurable settings.
  • Daily pricing suggestion emails summarize completed and upcoming pricing changes.
  • The Pricing Model Simulator is a planned feature that will allow users to preview pricing behavior before applying a model.
